Description

Rising six stories in the heart of Richmond's Museum District, the Ellison Museum District is a 253-unit luxury apartment community occupying a full city block at 3600 Grove Avenue. At roughly 404,000 square feet of wood-frame construction on a 2.2-acre site, it is one of the largest multifamily projects delivered in the neighborhood in decades, and a showcase for what engineered wood construction can achieve at scale.

The truss designs for the project were completed by Shored Design's founder during his time with Quadd Building Systems, the project's truss supplier. That work laid the foundation for the design practice Shored Design carries on today. Designing for a wood-frame building of this size meant coordinating truss layouts across a large, complex footprint while meeting the structural demands of six-story construction, all while keeping every component practical to manufacture and efficient to set in the field. The design presented many unique design challenges, such as designing girder trusses for carried levels above, specifying custom-skewed hardware, and in-depth trade coordination over several months.

Developed by Flournoy Development Group and designed by Dynamik Design, the community features a resort-style courtyard and pool, rooftop lounge, fitness center, co-working spaces, an on-site market, and a precast parking deck. Construction began in early 2024, and residents began moving in before the end of 2025.
